Greetings
"There is no time like Spring, when life's alive in everything."
That line by Christina Rossetti is a reminder that nature herself is resilient and is showing us a path forward; through fires, through politics, through anxiety. And so we pick ourselves up, dust ourselves off and carry on.
In this month's newsletter, I'm "taking a greyhound on the Hudson River line," sharing the stuff that real estate dreams are made of and offering a great way to champion love and create community amongst family and friends.
Wishing you a vibrant spring!
Warmly/ps
Navigating the Hudson Valley with Bree and Diana
While Hudson Valley towns like Beacon, Hyde Park, Sleepy Hollow, and Woodstock are ingrained in the cultural fabric of America, where would you actually begin if you wanted to purchase a property there?
My short answer: with Bree Chambers, Diana Polack and the Upstate Curious Team. For as moms, entrepreneurs and creative adventurers, they love familiarizing their clients to all the diverse surprises the Hudson Valley offers and then making sense of the results.
I’m pleased to introduce Bree and Diana in the short video below and if you’re interested in exploring the Hudson Valley, I’d be thrilled to make a connection.
HOMEOWNERS! Do you have a “Dream” Price in Mind?
You love your home. I know that.
But, what if you could get your dream price? The "WTF! I can't believe they offered me that" price!
Would you sell?
Many homeowners have a "make me sell" dream price but lack an effective (and discreet} way to test it.
By listing on the Compass Private Exclusive Network, I can get your home in front of high performing realtors and their motivated buyers at scale - quickly and privately.
- No signs
- No open houses
- No days on market or price reductions
"Make Me Sell" available only on Compass.
For homeowners who want more control over how their home is sold.
Don’t Check Out on Love!
Honestly, this non-stop blizzard of chaos is making me want to fold the tent and check out.
And that’s a real bad thing. Because community doesn’t happen on its own.
So, how do we avoid burnout?
Here’s something I’ve been doing lately. Carving out time - usually on my early morning dog walks - to remind myself of all the things I love in this world.
Like the opening chord to A Hard Day’s Night, the smell of freshly cut grass, Cacio e Pepe done correctly, the exhilaration of learning something new, and my beautiful buddy Andy’s wagging stub of a tail when he greets me at the end of a long day.
Last year, we created a fun family activity which prompts us to think of all the things we love and then name and draw them in this big, empty heart, thus filling it up with love.
You can download the empty 11x17 graphic heart here and then grab some crayons and share the activity with your family and friends. The moments of unbridled joy you will create is a good antidote to checking out.
And that’s a real good thing.
SOLD
I'm grateful to have courageous clients who didn’t listen to the naysayers (and there were plenty) who said we’d never get our price:
- “My developer says the price needs to be $1.7M.”
- “My guy penciled it out for $1.8M.”
- …can’t move forward over $1.9M.”
What made the process thrilling was that it was handled entirely off-market utilizing the Compass Private Exclusive Network. And while that meant no signs, no public marketing and no open houses. It also gave us tremendous freedom to be very specific in our marketing and very aggressive in our pricing and negotiating strategy.
The results:
- 2 days of private showings
- 20 hosted buyer walk-throughs
- 11 offers
- 6 countered
And in the end:
