Greetings Friends,
Sweet Caroline is surely one of the most beloved songs on the planet (uhhh, do we really need the "so good, so good" thing) and Neil Diamond is an incredible songwriter, but every time August rolls around, I'm reminded of the odd image above (seriously, what is going on up there) from his wildly popular live double album capturing his groundbreaking 10 night residency at LA's Greek Theater in August 1972.
The Greek Theater, which sits smack dab in the middle of Los Feliz, one of LA's most heralded neighborhoods, is surrounded by such iconic residences as Frank Lloyd Wright’s Ennis House, and Richard Neutra’s remarkable Lovell Health House. Driving up Vermont and slowly cruising through this neighborhood as the afternoon sun begins to fade in late August is truly one of life's great pleasures.
In this month's newsletter, I'm introducing a terrific realtor who serves all of Marin County, sharing some information about pending federal legislation that aims to ease ADU financing, and giving you the inside skinny on how to get the Manhattan Beach coastal lifestyle without spending Manhattan Beach home prices. Oh, and a great new listing in Toluca Lake.
With gratitude/ps
Experience Matters: Meet Marin County’s Marina Krueger
Completing any real estate transaction means overcoming a great many challenges. That’s why it’s helpful to work with someone who’s experienced many of those same challenges. When Marina Krueger was told she couldn’t afford a home in San Francisco in the late 90’s, she sold her Subaru, got a roommate and scraped together a downpayment on an out-of-state condo. Two years later, she flipped that transaction into her first San Francisco home. In the years since, she’s helped her clients navigate the ups and downs of the real estate market in beautiful Marin County.
If you’re considering any of the Marin communities from Sausalito to Novato, I’d enjoy making a connection. In the meantime, you can meet Marina in the short video below.
Good Vibrations at 30% off
What would you do if I told you that you can get all the Manhattan Beach vibes - sunset views, early morning shore break, coastal lifestyle - without having to pay full Manhattan Beach prices?
Smart homebuyers don't care about zip code bragging rights. They want lifestyle and convenience.

House Rich, Cash Poor? Easing ADU Financing
Here's something to get excited about. A few weeks ago, Representatives Sam Liccardo of California and Andrew Garbarino of New York introduced new legislation that would establish a government-backed loan program for homeowners to finance the construction of Accessory Dwelling Units (ADUs) on their existing properties. This initiative would provide homeowners with easier access to capital specifically for ADU development.
ADUs are small, studio-style housing units, usually between 600 and 1,200 square feet, that can supplement an existing home in the backyard, garage or basement. At least 1.4 million single-family homes in the U.S. had such units as of 2020, and their popularity is rising as more homeowners seek ways to lower their housing costs by building and renting out units like these. Still others build them to create multigenerational housing with grandparents or adult children.
