ARE YOU SURE THAT’S THE OBJECTIVE? Part 2
In a previous newsletter, we talked about moving beyond the rudimentary objective of “getting the best price in the shortest amount of time” and focused on the first of two smarter objectives. Today we cover the second one, how to Maximize Buyer Interest.
Truth be told, a listing agent’s job is fairly straightforward: get buyers to take notice and then help them take action and write a winning offer. Of course, there’s a lot of process that goes into making that happen.
It begins with a lot of planning. What does the house need to look its best? Who is the target buyer? What’s the optimal offering price (with or without doing the needed work).
Once we have prepped the home we move into marketing, creating a property specific campaign based on insights we’ve generated about the property and the ideal buyer. From there we ensure that our listing is seen across all platforms and channels
Now, if great marketing helps buyers take notice, then smart pricing and making the house easily available to show drives them to stop scrolling and take action. The bedrock of our Open House Strategy is 8 public showings at varying time periods in the first two weeks in order to capture the widest amount of viewership. Scheduling these in advance also encourages buyers to visit multiple times so they can have the proper amount of time to make this very important decision.
And, perhaps most importantly. Throughout the process we create urgency by treating the property like a special event as opposed to just another piece of inventory on the MLS.
By focusing on these smart objectives we get a new level of control over the outcome. We can measure results, learn and adapt to what the market is telling us. And I promise you when we succeed here, we almost certainly will "get the best price in the shortest amount of time."
I LOVE A PARADE!
Sure, the fireworks may get all the oohs and ahhhs, but who doesn't love a good old-fashioned Fourth of July Parade. If you'll be in LA this year, here are three I highly recommend.
Pacific Palisades:
In 1948, Harry Truman was President, a gallon of gas cost 16 cents, and the first Pacific Palisades July 4th Parade debuted. 76 years later it’s still going strong and while the parade itself begins at 2pm you can build a full day for the entire family beginning with the Annual 5k/10k Run and ending with music and fireworks at Pali High.
Santa Monica
The annual Fourth of July Parade in Santa Monica is back in town and returns to its classic route. As always, friends and families can catch the parade anywhere along the Main Street route as gorgeous classic cars and community organization floats make their way through the city.
Westchester
Home to LMU, Otis College of Art and Design and LAX, Westchester has has one SoCal’s most beloved July 4th parades. This year's theme is "Sounds of Summer", which celebrates all of the great music and special things that make summer a special time of the year!
