It's A Small World: Shootouts & Staycations

It's A Small World: Shootouts & Staycations

Remember when you were a kid and it seemed that summer lasted forever? Back then, it really felt like we had nothing but time on our hands. In this month's newsletter, I highlight a few of the ways Sellers and Buyers can take better advantage of "time" to realize their real estate dreams. I hope you will find it of value and, as always, feedback is encouraged.

The Art of Representing Sellers: Try Thinking Like A "Buyer"

Why do some homes get multiple offers and sell quickly while others sit for months trying to find the right buyer? Usually, it’s because the Seller took the time to think like a “buyer” and ensure their home was “move-in” ready.

Now, you can go crazy and pour a ton of dough into major renovations but that can be a time-intensive and risky move. In most cases, it's better to refresh with a number of small upgrades and let the new buyer be the one to reimagine the home’s future.

Here are 9 cost-efficient ways to unlock your buyer’s heart:

  1. Spruce up your front and back yard’s landscaping
  2. A fresh coat of paint for interior and exterior walls.
  3. Purchase new hardware for cabinets.
  4. Re-caulk your sinks and tubs
  5. Purchase new shades for older lamps
  6. Update carpeting and flooring (but no laminates, please)
  7. Purchase new faucets for kitchen and baths.
  8. Deep clean your home
  9. Declutter and stage your home.
Bonus: View the short video below to learn about 3 easily avoidable mistakes that Sellers often make when considering listing their home for sale.

Heatwaves & Staycations

72 & Sunny is one thing. 102 & Sweltering is another. I don’t know about you, but when the next heat wave lumbers in, I’m checking into one of these luxury hotel concepts for an extended staycation complete with pools, cocktails and lots and lots of frigid air.

The Art of Representing Buyers: Be Smart. Fearless. Nimble.

How do you win a multiple-offer shootout without being the top bidder?

Well, first you must be smart, fearless and nimble. You must write aggressively to reduce seller risk while impressing them with your authentic love of their home. And you must have a committed team willing to grind on your behalf and kill it on an accelerated timeline as only Bosses can. Special thanks to my team:

By the way, this house was a showstopper as you can see from the short video below.

A native Angeleno, I grew up in a "show-biz family" and began my career as a third-generation theatrical agent impacting the careers of actors and writers including the likes of Crispin Glover, Paul Haggis, Ray Liotta and Demi Moore. After beginning a family, I traded Sunset Blvd for Madison Avenue and spent the next 20 years in advertising, creating and implementing marketing strategies that drove new business growth, resulting in the successful onboarding of clients such as Coca-Cola, Comcast, Electronic Arts, Nike, Pinkberry, Princess Cruises and the US Army among many others.

I now apply those same principles of agency; integrity, accountability and perseverance to my clients as we work together to define and fulfill their real estate investment strategies.
