Meet the Stars at Night: Caroline Smalley & Stephanie Quirk

Back in the day, heading to Austin for SXSW or the Game Conference (R.I.P) was always one of the treats of the conference calendar. At the time, I could have used the advice of 6th generation Texans, Caroline Smalley and Stephanie Quirk, to help me navigate Austin's many different neighborhoods and find the home or parcel of land that was right for me.

What is Country Anyway?

In this age of disposable streams, downloads, influencers and brands, it’s so liberating to feel inspired by the imprint of an artist’s singular vision. IMHO, Beyonce’s Cowboy Carter is a fully realized work of art; lyrically, musically, sonically and conceptually. This is not, however, a recording to hit "shuffle" on. It demands your attention to capture its many shades and nuances.  

And my take on its “country” genre label. Hell yeah, it’s country! And that country is the melting pot of America; blues, jazz, r&b, hip-hop, pop, country, rock – hell, she even throws in an aria or two – and then has the courage to cover two iconic songs, Jolene and Blackbird and find a way to improve on the originals with added context (I know, heresy).

What really sells the home? Copy or Photos?

If I had 100 million satoshis for every time I’ve been told that no one reads real estate marketing copy, I’d have… well I don’t actually know what I’d have. But you get the idea.

The fact of the matter is people will read copy. But only when it has context, relevance, and attitude, which comes from a solid understanding of who your target audience is.

For this off-market listing on South Beverly Glen, I was focused on Realtors with first-time homebuyers who were either attorneys or working at one of the streamers OR who had a downsizing couple desiring a turnkey residence in the middle of all the westside action. Here’s how I introduced it on the Compass Private Exclusive network:
